Nevada is a non-judicial foreclosure state under NRS Chapter 107, with the unique HB 356 Foreclosure Mediation Program providing additional homeowner protections.
Under NRS 107.086, owner-occupied homeowners can elect state-supervised foreclosure mediation within 30 days of receiving the NOD. The lender must produce original loan documents, the note, and proof of authority to foreclose. Mediation can result in loan modification, forbearance, or settlement — and the lender can be sanctioned for bad-faith participation.
